Property is less than 1 mile from a paved road, close to the Coyle area. Tract is 15.5(mol) acres. It has considerable County Road frontage and CREC electric is available and running along both Triple X and CR 750. Excellent aquifer in the area and multiple water wells in the near vicinity. Close drive to Coyle, Langston University, Perkins, Stillwater(OSU) and Cushing. About 12 minutes back West to Guthrie. 30 minutes to I-35/2nd Street in Edmond. Scenic tract with numerous large Northern Oak trees and other hardwoods. Would make a nice place to run livestock on or to use for recreation. I frequently see deer on the property and there are turkey and other wildlife present as well. This is a beautiful piece of land with some terrain and elevation change and awesome views! Includes nice nearly 1-acre pond(when full....is currently very low due to heat/drought - 9/26). Roughly 50% pasture/native grass with about 50% timber. Several acres of open pasture on West part of property and also South Central part that would be ideal for livestock. This tract is a corner piece with road frontage on both CR 750 and Triple X Rd. Fenced on 3 sides and has gate on road on the North(CR 750). This tract is potentially available for purchase via owner financing. A buyer would need a minimum of 10% down-payment. Note: The Western part of this tract behind the dam to large pond is in a flood plain and is not buildable. Much of the Eastern part of the tract is not in a flood plain, however Logan County Conservation Service has some control over the watershed and surrounding area and discourages the building of any livable residence that isn't 5 feet in elevation above the top elevation of the dam. Non-livable structures(barns, shops etc) would be allowed on tract 1 but the potential for a home build on this tract is not guaranteed.
